Tenant Background Check Forms

In order to run a credit and/or background check on your applicant,  you must have a signed consent and authorization form (tenant background check form) signed by your applicant.  The authorization serves as a release that allows the property manager/landlord to perform a credit and/or criminal background check of the releasor. The property manager or landlord will usually assess a fee for providing the service. If you don't have a tenant background check form contact our office to get a sample form.

Tenant Disclosures & Consumer Reports

There are other disclosures you need to be providing to your applicants. Watch this short video to learn about what disclosures you are required to send to your applicants.

As you can see there are other disclosures you will need to have ready. 

  1. Denial Letter:  The FCRA requires a landlord or property manager to provide an adverse action letter
  2. Conditional Acceptance Letter:  Another adverse action is if you're approving someone as long as they can meet certain conditions
  3. Consumer Reports (California only):  If requested you will need to provide a copy of they background check within 3 days
